This study describes the discrepancy between the current use of the land and its capacity of use; and at the same time it looks for viable solutions to reach a rational use of the territory. The objective of this research was is to analyze and determine the incompatibilities of land use in the parroquia Lodana in Santa Ana canton. The research was developed in an exploratory, descriptive and explanatory level, thematic maps were used with spatial analysis techniques in a GIS environment; in addition, surveys and interviews were applied, which helped us to identify the different environmental and social impacts that have been generated in the territory, due to the inadequate use of the soil. The purpose of this research is to draw guidelines oriented to provide a rational use of the soil in origin to its nature, in order to have a better territorial planning directed to the economic activities that are carried out in the territory; generating a planned urban expansion and therefore an ordered area, thus avoid avoiding environmental impacts and social conflicts.
