Resumen

PEREZ V, Elvira  y  ORTEGA, Andrea. Evolution of urban regulations and their impact in the conservation of the colonial heritage of the historic center of Santiago, Chile. Estoa [online]. 2021, vol.10, n.19, pp.44-62. ISSN 1390-9274.  https://doi.org/10.18537/est.v010.n019.a03.

This article analyzes the evolution of the norms of the Communal Regulatory Plan of Santiago and how it has influenced the conservation of the built heritage around four historical monuments of the colonial period: The San Francisco Church, La Moneda Palace, Casa Colorada and the Museum of Pre-Columbian Art. The results reveal that regulatory changes have influenced in different ways. In the case of La Moneda, the built environment was preserved until today, while the environment of Casa Colorada has been changing over time, and a discordance in relation to the maximum height allowed was generated. Finally, the contribution of the potential of urban regulations to the conservation of urban heritage and the sustainable development of the city's historic center is discussed.
